Job description

1. Investment Research & Appraisal:

Develop plans, conduct surveys, and analyze data on potential land funds in alignment with the Company’s strategic direction.
Prepare Pre-Feasibility Studies (Pre-F/S), conduct financial analyses, establish cash flow plans, determine investment phases, and evaluate financial performance.
Monitor price fluctuations, competitive products, and market trends to advise on optimal investment strategies.

2. Legal & Investment Procedures:

Directly coordinate the execution of core legal procedures (Investment Policy Approval, Planning, Investor Recognition, etc.).
Review the legal status of project portfolios in accordance with the Law on Land, Law on Housing, and Law on Real Estate Business.
Represent the Company in working with competent authorities and partners to resolve arising legal bottlenecks.

3. Project Finance & Fundraising:

Develop capital utilization plans, control cash flows, and report variances against approved budgets.
Collaborate with banks and investment funds to arrange financing and project guarantees.

4. Personnel Management & Process Optimization:

Support operations, assign tasks, and supervise the work progress of department staff.
Develop and improve processes, regulations, and templates related to investment and project management.

5. Provide updates on legal progress, disbursement status, and investment efficiency on a weekly/monthly/quarterly basis, or ad-hoc as requested by the BOD.

Job requirements

Age: Over 30 years old.
Qualifications:

Bachelor’s degree or higher in Investment Economics, Finance & Banking, Business Administration, or Construction Economics.
Preference will be given to candidates with professional certifications in Valuation/ Appraisal, Project Management Practice Certificates, or Financial Analysis certifications.

Experience:

At least 07 years of experience in Real Estate Investment/ Project Development
At least 02 years of experience in equivalent management positions.

Professional Knowledge & Skills:

Proficiency in financial modeling, analyzing investment efficiency indicators, and conducting Pre-Feasibility (Pre-FS) and Feasibility Studies (FS) for investment projects.
In-depth understanding of the Law on Land, Law on Housing, Law on Real Estate Business, and current legal procedures for project investment.
Expertise in asset valuation, market analysis capabilities, and keen insight into land bank potential and product trend forecasting.

Skills:

Sharp negotiation and persuasion skills
Strong planning, organizational, and team management skills.
Excellent data synthesis, analytical reporting, and presentation skills.
